This provides mortgage lenders with the assurance that the solicitors who are acting for them and their borrowers will provide a very high standard of work. We also have four partners which is a requirement of some lenders, especially buy to let lenders.

When requesting a quote, please confirm the following:

 

– The purchase price (or property value and loan amount for remortgages)
– Whether the property is freehold or leasehold

– If the property is residential, mixed use, or commercial
– Whether the mortgage application is in your personal name or a limited company name
– For remortgages, whether the property is let on a single Assured Shorthold Tenancy (AST) or as a licensed HMO (including the number of rooms/tenancies), or if it is commercial or semi-commercial, if there are any occupational leases.

– For purchases, please advise as to whether you are purchasing with vacant possession on completion, or subject to an AST and/or commercial lease, with tenants in situe.
